Step 1: Offer Accepted

Once a potential tenant makes an offer on your rental property and it's accepted, we spring into action!

Step 2: Reference Checks

bargain will use a trusted company called Homelet to verify your references. This is a standard step to ensure you are a responsible tenant.

Step 3: Holding Deposit

To secure the property while references are checked, you'll pay a holding deposit managed by a secure company called DPS.

Step 4: Remaining Deposit Collection

Once your references are approved, you will pay the remaining portion of the deposit to secure the tenancy. This typically includes five weeks' worth of rent (if paying monthly) or the full upfront rent, if preferred. The first month's rent, will go towards the five-week deposit amount.

Step 5: Move-In Preparation

Barrain can connect you with additional services to get you settled:

Professional Cleaning: They can arrange a thorough end-of-tenancy cleaning for the outgoing tenant, ensuring the property is spotless when you move in.
Inventory Reports: Barrain might provide a check-in report documenting the property's condition upon your arrival.

Step 6: Rent Collection and Distribution (Let Only Service)

if you choose the "let only" service, you will make your monthly rent payments directly to barrain, who will then transfer them to the landlord after deducting their fees for finding the property.

Step 7: Property Management

If you opt for the "Let and Managed" service, Barrain will handle all property management throughout your tenancy. This includes:
